Yes, but residents are responsible for painting the walls back to the original color at move out. 

We do not allow satellite dishes in our community.

Signal 88 RoamingSecurity patrols our community and reports directly to our office. Please contact us if you have any concerns and we will inform Signal 88 to monitor the situation. For any urgent matters, we strongly recommend contacting 911 or the local sheriff's department.

Policies

Swimming Pool Hours: Dusk to Dawn

  • No life guard on duty
  • No bikes, skateboards, basketballs, etc in the pool area.
  • Food is prohibited at pool per Alachua County.
  • No glass or alcoholic beverages in the pool area.
  • No pets allowed.
  • Proper swimming attire is required at all times and a swimsuit "cover up" should be worn to and from the pool.
  • No running or rough activities are allowed in the pool area.
  • Respect others by minimizing noise, covering pool furniture with a towel when using suntan oils, leaving pool furniture in pool areas, disposing of trash, and keeping pool gates closed.
  • Radios are allowed only if you have headphones.
  • Pool is for residents and authorized guests. Only two (2) guests per household.
  • An adult must accompany persons under 14.

 

  • Residents and guests will adhere to the rules and regulations posted in the fitness center and Management policies.
  • The Fitness Center is not supervised. Resident(s) are solely responsible for their own appropriate use of equipment.
  • Resident(s) shall carefully inspect each piece of equipment prior to Resident's use and shall refrain from using any equipment that may he functioning improperly or that may be damaged or dangerous.
  • Resident(s) shall immediately report to Management any equipment that is not functioning properly, is damaged or appears dangerous, as well any other person's use that appears to be dangerous or in violation of Management Rules and Policies.
  • Resident(s) shall consult a physician before using any equipment in the Fitness Center and before participating in any aerobics or exercise class, and will refrain from such use or participation unless approved by Resident's physician.
  • Resident(s) will keep Fitness Center locked at all times during Resident's visit to the Fitness Center.
  • Resident(s) will not admit any person to the Fitness Center who has not registered with the Management Office.
  • Resident(s) must accompany guests, and no glass, smoking, eating, alcoholic beverages, pets. or black sole shoes are permitted in the Fitness Center.

Lease

We have electronic lease signing which is super easy and convenient! After your application is approved, each leaseholder will receive an email with instructions to review and electronically sign the lease.

Yes, with applicable fees and a month-to-month rent increase.

Yes, with applicable early termination fees listed in your lease agreement.

Anyone not listed on the lease cannot stay in the apartment for more than 7 days in one week, and no more than 14 days in any one month.

Yes, any occupant staying in the apartment home more than 14 days a month must be added to the lease.

Yes. Residents must obtain and maintain renter’s insurance with a minimum of $100,000 personal liability coverage during the term of their lease. If the resident has an pet, their policy must cover pets and animal bites. If the resident does not have renter’s insurance, they may contact ResidentShield, a leading insurance company that offers high quality, low cost insurance protection to residents of our community. More detailed information about ResidentShield can be found at www.residentshield.com or by calling a licensed agent at (800) 566-1186.

Residents also have the option to get coverage through a different third party provider. If a resident elects to obtain coverage from another insurance carrier, they will be required to provide the declarations page for their policy, including the name of their insurance company, the policy number, the effective and expiration dates of the policy and ensure that our property and information below is listed as an Additional Interested Party on the policy:

If we do not receive an updated Renter's Insurance Policy, the resident will be enrolled in our Master Insurance Policy and will have a recurring monthly lease charge to cover the home only. This policy does not insure your personal property within the home.

Payments

Once your application has been approved, we will contact you by phone and send you a “welcome letter” via email, which will include the amount of your first payment and other important information about your move.

The remaining balance from your security deposit, if applicable, will be refunded once final utility fees and cleaning and/or damage fees are charged.

Rent is due by the 1st of each month.

Resident Portal

Yes! You can access the portal using the Westdale Living Mobile App, available on Google Play and The App Store.

Through the app, you can make payments, create maintenance requests, and get notified of announcements and calendar events when you turn on push notifications.

As a resident, you will have access to a portal where information on your account, your lease, your utilities, community events and general information and updates will be accessible. We encourage residents to check the portal at least weekly and allow push notifications for community updates.

Residents can access the portal online at www.westdaleresidents.com or through the Westdale Living Mobile App, available on Google Play and The App Store.

Application Process and Qualifications

To tour an apartment home we require any prospects over the age of 18 to provide a valid government-issued photo ID.

Your total gross income must not fall below three (3) times the amount of rent you will be required to pay, considering any state, federal or local assistance, benefits, or subsidies you receive. The income requirement may be modified if required by federal, state, or local government subsidy or financing programs. A guarantor or additional deposit may be required if the income requirements are not met. All applicants are subject to approval through ScreeningWorks, the community’s third party applicant screening agency. Screening criteria will be applied uniformly and in a manner consistent with all applicable laws, including state and federal housing laws, federal fair credit reporting laws, program guidelines and administrative rules. Approval of all applicants are based on an empirical system that incorporates multiple credit factors along with other non-statistical factors to determine overall applicant worthiness.

Applicants are required to verify income by completing an income verification step provided in the applicant portal after the application is submitted. Applicants can connect a bank account or connect directly to a payroll provider. In some cases, your employer may automatically provide salary information through The Work Number. Self employed applicants must either connect a bank account, provide a financial statement prepared by a CPA, or provide the previous year’s W9. Newly employed applicants must provide an official offer letter including salary and start date from the employer.

A valid government-issued photo identification is required as part of the application process. The following are acceptable forms of identification:

Group A Primary Acceptable ID

  • Valid driver's license from a U.S. state
  • Federal or state ID card
  • Military ID card
  • U.S. passport or card
  • Permanent Resident Card
Group B Secondary Acceptable ID
  • Foreign Passport with one of the following:
    • Valid copies of Temporary I-551 Employment Authorization
    • Form I-20
    • Form I-94
    • Form I-485
If you do not have a valid form of ID from Group A, you may provide a secondary form of ID from Group B. All forms of ID must be current.

Yes, you can have a guarantor. The guarantor must meet the qualifying criteria and have a gross income that is 5x the rent amount. Guarantors are for people who do not qualify for income only.

You MUST include everyone who will be living in the apartment, including those under the age of 18 and guarantors (if applicable). Everyone 18 and older will be listed as a leaseholder for your apartment. If you are the first person filling out the application, you will be prompted to invite, via email, all persons 18 and older to complete an individual application. For anyone under 18 years of age, only name and date of birth need to be entered.

If your application has not yet been approved by the leasing office, simply log in to your application, and invite them to complete an individual application. Be sure to contact us to let us know you added someone so we can ensure they are included in the approval process. Note: If your application has already been approved, contact us and we can help.

All roommates must qualify to be approved, but applicants can apply to qualify on their own. All applicants over the age of 18 must be leaseholders.

When you login to your Applicant Portal, any outstanding charges will appear so you can easily make a payment.

Reflections is conveniently located within 2 miles of Publix and Gainesville Supermarket.

Reflections offers both an on-site dog park and convenient access to nearby dog parks, such as Celebration Pointe Dog Park.

Reflections is in the zone for Terwilliger Elementary School, Fort Clarke Middle School, and Buchholz High School. Nearby colleges and universities include Sante Fe College and University of Florida.

Reflections is just under 2 miles from a Tesla Destination Charger. There are also numerous EV charging stations in the surrounding area.

Residents of Reflections enjoy easy access to many nearby shopping centers, including Newberry Crossing and The Oaks Mall, which are both less than 2 miles away.

HCA Florida North Florida Hospital is located within 2 miles of Reflections.

Gainesville Regional Airport is around 12 miles from Reflections.

Parking

We allow 1 vehicle per licensed resident.

No, vehicle registration is not required to park in our community.

Reflections offers open parking, so visitors are welcome to park on any available parking space.

Pets

Yes, we have breed restrictions in place. Aggressive breeds, including but not limited to Pit Bulls, Rottweilers, Doberman Pinschers, and Cane Corsos, are not permitted. Please contact us for more details.
